A reservation is not confirmed until a 50% deposit by credit card is received. We accept Visa and MasterCard. Full payment is due on arrival with your credit card. Special arrangements must be made for other forms of payment. For reservations made less than two weeks before arrival a 100% charge is required to confirm your booking.
If you find you need to cancel your reservation with us at any time for any reason, it may not be possible for us to re-rent the home or unit. Your full payment, less a $50 booking fee will only be refunded upon re-booking of same dates, same length of stay, and same or greater rental rate. While we make every effort to rebook your dates, please let us know as soon as possible in the event of a cancellation so we can open the dates for someone else.

We appreciate your cooperation in observing these times in respect for incoming guests and to make sure your accommodations are clean, ready and meet our approval. Early check-in will be accommodated only with prior approval.
The number of guests that will occupy your rental must be stated at the time of booking. Additional guests not included in your stay are required to check-in and additional fees apply.
You accept liability for any damages caused to the home, including but not limited to; landscaping, misuse of appliances, and/or furnished equipment. If it is necessary to make extensive repairs or replacement, you will be charged for all labor and materials.
Our homes and units are thoroughly cleaned between guests. An additional cleaning & garbage fee applies. This fee will be included in your rental quote. Additional housekeeping during your stay can be arranged.
Absolutely no food down the drain as it is harmful to the septic. Please save ALL food waste for our compost and farm animals. Be sure to recycle during your stay. In San Juan County we do not sort our recyclables. These tips should minimize your trash significantly.
You are required to leave your unit in the same general condition in which you received it. In the event of excessively dirty conditions and disorganization, additional fees will apply.
Sleeping Sea is strictly a non-smoking facility inside and out at all times. Smoking is prohibited anywhere on any Sleeping Sea property. We wish to keep the indoors and outdoors fresh and clean for all, as well as avoid litter and fire danger in the summer months. Those who choose to smoke on any Sleeping Sea premise are subject to an extra $500 minimum cleaning fee. Help keep Sleeping Sea smoke free!
Canines of all shapes, sizes, and fur color are welcome. Only small dander-free dogs are allowed at Abigail's Beach House. A reasonable non-refundable pet fee is required in addition to your room rate. For those with allergies, be assured we keep many rooms and suites dog-free and we are cleaning fanatics.

For guests staying at Adeline's Suites and Once In A Blue Moon Farm, please park your car in the guest parking lot and the parking designated for Adeline's Suites. For those staying in Addison's Carriage House, loading and unloading is available next to the units. No vehicles are allowed on the farm to reduce congestion and to be sure they do not inhibit our tractors and other machinery, unless arrangements are made upon arrival.
Our locations are completely gated and fenced to keep eager deer out of our gardens, and to keep our animals safe inside their pastures. We ask if you open a gate, please close it gently behind you.
Not all gates are for opening. Please respect all signage, especially on the farm. No guests are allowed in animal pastures without accompaniment from Sleeping Sea staff.
